Plaster Condition Assessment and Repair in London Period Properties: What to Check Before Any Finish Goes On
How to assess and repair plaster in London period properties before painting, limewash, or wallpaper: reading cracks, testing for hollow plaster, patch vs re-skim decisions, and a pre-finish verification checklist.
Start with the plaster, not the paint
In a London period property, the finish is only ever as stable as the plaster beneath it. Before any paint system, limewash, or wallpaper is specified, the walls and ceilings need a condition assessment that answers three questions: is the plaster soundly bonded to the background, are existing cracks stable or moving, and are previous repairs compatible with the planned finish. Skipping this step is the most common reason a newly decorated room develops hollow patches, telegraphed cracks, or uneven sheen within the first year.
Period plaster in London housing stock varies widely. Lime plaster on timber lath behaves differently from later gypsum plasters on brick or block, and many rooms contain both, layered with decades of patches and overcoats. The assessment has to read the surface in front of it, not the age on the listing.
Reading cracks: stable, historic, or moving
Not every crack needs chasing out and filling. The decision depends on whether the crack is still moving.
- Hairline crazing across a wide area usually sits in old paint films or a dried skim coat, not in the plaster itself. It is normally resolved by thorough preparation rather than plaster repair.
- Straight cracks following lath lines or board joints suggest movement in the background. These need a flexible or reinforced repair, because a rigid fill over a moving joint will re-crack.
- Diagonal cracks from door and window openings are common in period properties and often historic. If the edges are tight, unstained, and show no fresh dust or stepped displacement, they can usually be stabilised and filled as part of preparation.
- Cracks with staining, crumbling edges, or damp shadowing point to a moisture source. The source must be resolved before any repair or finish; decorating over an active damp path simply hides it temporarily.
A simple verification rule: mark the ends of a suspect crack and check it again after some weeks if the programme allows. Movement means the cause needs attention before the surface does.
Testing bond: hollow and blown plaster
Plaster that has lost adhesion to its background will fail regardless of what is applied over it. The assessment is low-tech but reliable.
Tap across the wall or ceiling with a knuckle or the handle of a tool. A solid, dense sound indicates bonded plaster; a hollow, drum-like sound indicates a void behind the face. Hollow areas should be mapped before any decision is made, because the right response depends on their size and location:
- Small, isolated hollows on walls can sometimes be left if they are not in a finish-critical sightline and show no cracking at the edges. Ceilings are treated more cautiously because failed plaster overhead is a safety issue, not just a visual one.
- Hollows with cracking edges or visible sag should be cut back to sound, bonded material and repaired. On lath-and-plaster ceilings, significant blown areas are a removal-and-replace decision, not a filling decision.
The boundary of a repair matters as much as its centre. Cutting back to a firm edge and feathering or scrimming the transition is what stops the repair outline printing through the finished surface later.
Patch repair or re-skim: choosing the right scope
The choice between localised patching and a full re-skim comes down to how much of the surface is defective and what finish is planned.
Patch and prepare is appropriate when the existing plaster is broadly sound, damage is localised, and the planned finish is a conventional paint system. Patching is faster and keeps more original fabric in place, which is often preferable in period rooms.
Re-skim becomes the better option when the surface is extensively crazed, carries many previous repairs at different levels, or has been painted with many heavy coats that have built up texture. A skim gives a uniform absorbency and plane across the whole wall, which shows in the final finish quality — particularly on walls lit by raking natural light from tall period windows, where every undulation is visible at certain times of day.
Where limewash is the planned finish, substrate compatibility becomes a constraint in its own right. Limewash belongs on mineral, absorbent surfaces; it is not applied over walls sealed with modern acrylic paint, and it is not suited to areas with heavy condensation. Repairs on a wall intended for limewash therefore need to be agreed with the finisher before work begins, so patch materials do not create isolated areas that accept the finish differently from the surrounding plaster.
Previous repairs and mixed substrates
Period walls are rarely one material. A single elevation might carry original lime plaster, a gypsum patch from a past rewire, a filled channel from old pipework, and a section of boarded-and-skimmed modern repair. Each absorbs moisture and paint differently, and those differences can read through a finish as flashing — patches of different sheen or colour intensity on an otherwise uniform coat.
The practical response is twofold. First, map the mixed areas during assessment so the preparation plan accounts for them. Second, control absorbency before finishing: repairs and bare plaster are sealed or primed appropriately for the chosen system so the final coats dry evenly across old and new material. This sequencing is part of standard painting and decorating preparation, but it becomes decisive in period rooms where the substrate is never uniform.
Ceilings deserve separate attention. Water damage from a past leak often leaves a ceiling that looks flat but contains stained, weakened plaster. Staining must be checked for an active source, then blocked correctly, or it will migrate back through water-based finish coats.
Verification checklist before finishing
Before any visible coat or paper goes on, the repaired surface should pass a short, concrete set of checks:
- Tap test passed: no remaining hollow-sounding areas within finish-critical zones, and no loose edges around repair boundaries.
- Cracks stable: filled cracks show no re-opening at the ends, and any cracks marked for monitoring have been rechecked.
- Moisture resolved: any damp-affected areas are dry, the source is fixed, and stains are blocked before finish coats.
- Repairs flush: patched areas sit level with the surrounding plaster under raking light; ridges and hollows are corrected now, not after painting.
- Absorbency controlled: bare plaster and repair materials are sealed or primed so the finish dries uniformly across the whole surface.
- Finish compatibility confirmed: where a specialist finish such as limewash or a heavy wallpaper is planned, the repair materials and surface condition have been agreed as suitable for that system.
If a wall cannot pass these checks, the correct answer is more preparation time, not a heavier finish coat.
When the plaster tells you to wait
Some assessments end with a recommendation not to decorate yet: fresh plaster that needs to dry through, a damp path that needs a builder first, or lath-and-plaster in poor enough condition that repair is a plasterer's job rather than a decorator's one. That is a normal outcome in period properties, and it is cheaper to hear it before materials are ordered than after the first coat fails.
