Balham occupies a crossroads older than any of its buildings: the High Road rides the line of Stane Street, the Roman road toward Chichester, and the modern A24 still pours along it. The railway arrived in 1856 and the suburb followed, which is why so much of the housing dates from late in Victoria's reign and the first decades of the next one. Walk five minutes in any direction and you cross onto grass.

South of Bedford Hill spreads the Heaver Estate — substantial late-Victorian houses laid out by the builder Alfred Heaver across the grounds of old Bedford Hill House, their brick, tiling, and boundary walls now watched over by conservation controls. East of Cavendish Road, the Edwardian terraces of the Hyde Farm estate carry the theme on at a gentler scale. Both patches reward patience: sliding sashes, deep skirting, cornices needing cast repairs, and front doors finished in enamel tough enough for a London winter.

The station fronts the High Road with its own layers of history — a Northern line stop and National Rail services sitting above a wartime deep shelter breached by the October 1940 bombing. Facing it stands Du Cane Court, the 1937 Art Deco landmark that packed 676 flats into its sixteen storeys, Europe's largest block of private housing when it opened. Its corridors, lift lobbies, and repeated doors make it a communal-programme specialist's dream, and the streets either side hold converted terraces and ex-council blocks where we are regularly asked to lift a tired flat to a fresh one inside a tight, agreed window.

Green space frames all of it: Clapham, Wandsworth, Tooting Graveney, and Tooting Bec commons around one neighbourhood, with the 1906 lido — a hundred yards of unheated water, the largest freshwater pool by surface area in the country — a short walk up Bedford Hill. It makes for a place that lives outdoors in summer and indoors hard in winter, which suits finishes chosen to be used rather than merely admired.
